Each investment opportunity involves acquiring a premium lot, designing and permitting a luxury home, obtaining bank financing for construction, and selling the home at market. Typical exit prices range from $5.5M to $6.5M. Total project timeline is 18–24 months.

Waterfall Distribution

  1. Repay senior debt (construction loan) in full
  2. Pay LP investors a 9% annual preferred return (compounded if unpaid)
  3. Return 100% of LP investors’ original capital
  4. Distribute 10% to GP, 90% to LPs until LPs reach a 15% IRR (inclusive)
  5. Split remaining proceeds: 75% to GP, 25% to LPs
